Completed in 2011, the 6.7-acre freehold development boasts various facilities such as a Woodland Garden and jungle walk, gymnasium, sauna, swimming pools, tennis court, squash court, badminton court, and half basketball court.

Freeman Woo Chee Meng of MIP Properties, who concluded the deal, said while Mont’ Kiara’s secondary property price growth has slowed down in recent years, well-maintained luxury condominiums are still in demand – including MK 11.

The modern design and a wide range of facilities as well as its location – which is slightly away from the bustling main road yet close to various amenities – are the main factors that support demand.

According to him, spacious units and private space are also a big draw for buyers as there are only two units per floor served by private lifts which offer more private living space for residents.

For this concluded deal, the new owner sealed the deal with a price tag of RM2.71 million (average RM817 psf) for the 3,317 sq ft unit above the 30th floor which offers an unobstructed view of Mont’ Kiara.

However, he declined to reveal any information about the buyer and seller.

EdgeProp.my transaction data showed that a total of 23 units in MK 11 were transacted in 2017, with an average price of RM2.58 million or RM825 psf.

Based on 193 property listings in EdgeProp.my (as at Oct 24), the asking price for MK 11 is RM3.16 million or RM883 psf.

Meanwhile, based on 170 rental listings, the average asking monthly rent of the units are RM12,435 or RM3.57 psf.
